The 100-Year Home Project is an experiment in answering those questions.
We are building a neighborhood of approximately 100 homes in Southcentral Alaska, crafted from natural materials, designed for multi-generational living, and shaped around the values of durability, shared resources, and natural beauty.
At a Glance
A Home That Lasts
Each home is designed to endure for a century or longer, using rammed earth walls, natural wood, and non-toxic, renewable materials wherever possible. Wall systems are 24 inches thick, with double rammed earth layers and interior insulation—offering both strength and energy efficiency. Roofing uses hempcrete tile or standing seam metal for longevity.
Shared Utilities, Independent Life
All homes are powered through a community solar array backed by the regional grid. Water is sourced collectively, with rainwater catchment systems as backup. Homes are geothermally heated (when feasible) and manage greywater and septic independently. Utilities are centralized, efficient, and designed for ease of maintenance across the community.
Thoughtful Site Planning
Each home sits on a 1+ acre plot with minimal vegetation clearing to preserve the natural ecosystem. Footpaths, small gathering spaces, and shared gardens foster quiet connection. The design avoids sprawl and emphasizes a shared sense of place.
Core Principles
1. Long-Term Stewardship
Homes are not sold outright. Instead, they are offered through renewable, long-term leases—even multi-generational when possible. This supports stable communities and discourages speculation or short-term thinking.
2. Human-Scaled Living
Each home includes 3 bedrooms and 2 baths, designed for families or individuals who want lasting, meaningful connection to place and community.
3. Private Space Within a Cohesive Whole
Homes reflect a consistent architectural style that values natural beauty, simplicity, and structural harmony. Customization is welcome inside the home, and residents may petition the community for approval if structural changes are needed.
